Design & Construction Documents

The full drawing set, produced in three steps.

Step One Site base drawing

The proposed area drawn from scratch in AutoCAD. Everything afterward is built on this base.

Step Two Conceptual landscape plan

The design direction, laid out with the city’s notes and requirements built in rather than added later.

Step Three Construction drawing package

Final landscape plan, irrigation plan, details and specifications plan, water calculations, and a budget estimate.

Why there are no prices on this page

Every property is different. Square footage, slope, existing irrigation, how many separate turf areas there are, which rebate program applies, and whether a code deadline is attached all change the scope. That changes the price too. Rather than publish a number that would be wrong for most people, we quote each project after seeing it. Which stage do you actually need?

Start at Stage One if…

Your main goal is the rebate money. You want the area measured, the application supported, and the inspections passed, without paying for a full construction set you don’t need.

You need Stage Two if…

The project needs real drawings: a contractor bidding from them, an irrigation plan, water calculations, or a city that wants a documented set rather than a sketch.

Add Stage Three if…

The plans have to clear the city, or there’s a code deadline attached, and you want a landscape architect’s sign-off closing out the file.

What we do — and what we don’t

This is a design and consulting office. We measure, design, document, and carry the paperwork through the agency. We will walk your contractor through the drawings so the work matches what was approved.

We do not remove turf, install landscape, or supply crews, and we don’t select or hire contractors on your behalf. You choose your own installer. That also means our plant and material choices are never steered by what a nursery happens to have in stock.
